Project scope consists of roadway paving, storm sewer repairs, new water main and parkway restoration. The project improvements include:

Asphalt Paving Completed. Remaining Driveway Restorations to be completed by Thanksgiving


This past week, Arrow Road, the paving contractor completed paving the asphalt surface along Longmeadow Drive from East Lake Avenue to Bellwood Lane, Bellwood Lane, and Ralmark Lane.

The paving contractor also completed the asphalt driveway restorations on the north side of East Lake Avenue along Longmeadow Drive, Bellwood Lane, and Ralmark Lane. The asphalt driveways restorations along Longmeadow Drive south of East Lake Avenue have started and are scheduled to be completed before the Thanksgiving Holiday.

Landscape sub-contractor was also on-site continuing to grade and install topsoil along Longmeadow Drive and Ralmark Drive. The landscaper is anticipating to have all landscape grading and topsoil installation completed by the Thanksgiving Holiday also.

Due to the current weather conditions and work going late into the construction season, the installation of sod north of East Lake Avenue will not occur this year. We believe the growing conditions will be more favorable and the final product will be much better if we wait until next spring to install the sod. We apologize for the inconvenience this may cause, but feel it is the best decision.

Asphalt Surface South of East Lake Avenue Completed

This past week, Arrow Road, the paving contractor completed paving the asphalt surface along Longmeadow Drive, between Glenview Road and East Lake Avenue.

North of East Lake Avenue along Bellwood Lane, Ralmark Lane, and Longmeadow Drive, the landscaping contractor graded and installed topsoil behind the concrete curb & gutter. Arrow Road performed some asphalt base patching along Bellwood Lane and Greenwood Road. Arrow Road also began driveway restorations along Bellwood Lane including removing the existing pavement and installing the lower layer of asphalt.

The underground sub-contractor was also on-site adjusting manhole frames and lids in preparation of asphalt surface paving.

Next week, Arrow Road is scheduled to pave the asphalt surface along Bellwood Lane, Ralmark Lane, and Longmeadow Drive north of East Lake Avenue. Depending on weather, this work will either begin on Monday or Tuesday and be completed by Tuesday. The contractor will then complete the asphalt driveway restorations along the entire project site on both sides of East Lake Avenue. We anticipate all asphalt driveways will be restored by the end of the week.

Due to the current weather conditions, we are evaluating the options to determine whether or not the sod north of East Lake Avenue will be installed this fall or if it will be better to wait until early next spring.

We continue to appreciate your patience and understanding as we are working diligently to ensure as much work as possible is completed this year. We have been in constant contact with the contractors to determine their schedules and to ensure this project continues to be a priority.

Pavement Milling / Removal Completed

Last week the concrete sub-contractor, D’Land Construction, completed the concrete work on the north side of East Lake Avenue including opening of driveways. Arrow Road Construction completed the removal / milling of the existing asphalt pavement on both sides of East Lake Avenue. On the south side of East Lake Avenue, the contractor performed a 2-inch surface mill. On the north side of East Lake Avenue, the contractor performed a full-depth, 4-inch, pavement removal.

The contractor was on-site performing some rough grading along the north side of East Lake Avenue to make the transitions between the existing pavement and aggregate base course smoother and also remove some of the bumps creating during the full depth pavement removal process. On the south side of East Lake Avenue, residents will continue to drive on the rough “grooved” surface until the asphalt paving is completed.

This week, the remaining concrete work along the project site will be completed along with a few additional repairs that need to be completed prior to asphalt paving. The roadways will also be evaluated to determine if any repairs need to be made to the remaining asphalt pavement or aggregate base course prior to paving.

 Arrow Road will fine grade the existing base course on the north side of East Lake Avenue. Arrow Road is anticipating to perform asphalt binder and surface paving on both the north and south sides of East Lake Avenue.

We ask that all vehicles be removed from the roadway during work hours, 7:00 AM to 5:00 PM.

The landscape restoration along the north half of the project will be completed following the asphalt paving process.

Pavement Milling to Begin

This past week the concrete sub-contractor, D’Land Construction, completed the concrete curb & gutter, sidewalk, and driveway installation along the south side of Bellwood Lane, east side of Longmeadow Drive, and north and west sides of Ralmark Lane. The contractor has not yet back-filled in front of the curb & gutter to allow sufficient time for the concrete to cure. Please do not drive on the new curb& gutter or concrete driveways until the barricades are removed and the area in front of the curb & gutter is filled with aggregate. Asphalt driveways will be temporarily ramped with aggregate until they are fully restored after the asphalt roadway surface is installed.

Last week, Glenbrook Excavating was also on-site performing repairs associated with the underground utility work that were indicated on their punch list.

Next week, Arrow Road will be on-site to begin the pavement removal and milling process on the north and south side of East Lake Avenue. The contractor will remove 2-inches from the existing asphalt pavement along Longmeadow Drive and adjoining streets south of East Lake Avenue. It is anticipated a layer of asphalt pavement will remain on these sections of the roadway. Residents will be driving on asphalt, but it will be “grooved” and rough. Once the asphalt milling process is completed and all required base repairs are completed, the contractor will begin paving the new asphalt surface.

The contractor will remove 4-inches of the existing asphalt surface along Longmeadow Drive, Ralmark Lane, and Bellwood Lane north of East Lake Avenue. It is anticipated this will remove the entire existing asphalt pavement to the existing aggregate base course. Residents will be driving on a gravel roadway until the roadway can be graded and the asphalt binder is installed. Following the pavement milling, the existing aggregate base will be graded and compacted. Once the aggregate base work is completed, the asphalt binder and surface layers will be installed.

We ask that all vehicles be removed from the roadway on the days scheduled for work within the roadway. Additional information will be provided to residents regarding anticipated work schedule, parking restrictions, and access to driveways.

The landscape restoration along the north half of the project will be completed following the asphalt paving process.

Concrete Curb & Gutter Replacements Continue on Bellwood Lane, Longmeadow Drive, and Ralmark Lane

The project has been transitioned from Glenbrook Excavating, the underground contractor who performed the water main and storm sewer improvements, to Arrow Road. Arrow Road is the general contractor for the Village’s 2013 Road Resurfacing Project (also called MFT). D’Land Construction is a sub-contractor for Arrow Road that will be performing the concrete work.

This past week the concrete sub-contractor, D’Land Construction, completed the concrete curb & gutter and driveway installation along the north side of Bellwood Lane, west side of Longmeadow Drive, and south and east sides of Ralmark Lane. The contractor also installed temporary aggregate base course in front of the previously installed concrete curb & gutter and asphalt driveways to allow access to homes and allow for parking.

The contractor had initially planned to begin concrete curb & gutter replacement on the remaining portions of Bellwood Lane, Longmeadow Drive, Ralmark Lane this week. Unfortunately, due to the rainy weather conditions the process has been delayed. It has been decided to wait to remove the concrete curb & gutter beginning Monday, October 21st to minimize the amount of time residents are not allowed to access their driveways.

Information has been provided to residents north of East Lake Avenue regarding parking restrictions and driveway access during the concrete curb & gutter replacement process. If the curb & gutter in front of your home is scheduled to be removed, please have all cars removed from the driveways prior to 7:00 AM on Monday, October 21st.

Concrete driveways will be restored following the concrete curb & gutter installation. Asphalt driveways will be restored during the asphalt paving stage of the project. Temporary aggregate will be installed in front of all driveways to allow for access following concrete cure time.

We understand the residents south of East Lake Avenue have not seen any construction activity for an extended period of time. We have been in contact with the paving contractor regarding timing and construction of the asphalt surface along Longmeadow Drive from Glenview Road to East Lake Avenue. At this time, the best option is to wait until the concrete replacements north of East Lake Avenue are completed prior to milling the existing surface and asphalt paving for the entire project limits. We apologize for the inconvenience this has caused. We are still committed to and expect to complete all the asphalt paving this construction season.

Concrete Curb & Gutter Replacements On-Going north of East Lake Avenue

The project has been transitioned from Glenbrook Excavating, the underground contractor who performed the water main and storm sewer improvements, to Arrow Road. Arrow Road is the general contractor for the Village’s 2013 Road Resurfacing Project (also called MFT). D’Land Construction is a sub-contractor for Arrow Road that will be performing the concrete work.

This past week D’Land construction removed the existing concrete curb & gutter on the north side of Bellwood Lane, west side of Longmeadow Drive, and south and east sides of Ralmark Lane. D’Land also begin installing the concrete curb & gutter in these areas.  The concrete work in these areas of the roadway will continue early next week with the completion of the concrete curb & gutter and concrete driveway installation.

Next week, the contractor will allow the newly installed concrete to cure. The contractor will then move to the opposite sides of the street to begin concrete curb & gutter removal and replacement. Additional notification and parking restrictions will be provided when a firm schedule is determined.

All the roadways within the project limits, including Longmeadow Drive from Glenview Road to East Lake Avenue (area south of East Lake Avenue), Longmeadow Drive from East Lake Avenue to Bellwood Lane (area north of East Lake Avenue), Bellwood Lane from Executive Court to Greenwood Road, and Ralmark Lane from Bellwood Lane to Longmeadow Drive will have the existing asphalt surface milled and repaved as part of this project. This work will not take place until after the concrete curb & gutter replacement north of East Lake Avenue are completed. We are currently working with the contractors to determine the exact start date for the roadway resurfacing, but we are anticipating the work will begin 2 to 3 weeks.

The sod north of East Lake Avenue will not be installed until the concrete curb & gutter and roadway work is completed.

Concrete Curb & Gutter to Begin This Week

This past week the contractor completed installing and grading topsoil in the disturbed areas north of East Lake Avenue. Construction staking in preparation for concrete  curb & gutter was also performed. Village staff started performing the final walk-through to identify any repairs required associated with the underground utility improvements. The final walk-through will hopefully be completed within the next week or so, depending on weather.

The sod north of East Lake Avenue will not be installed until the concrete curb & gutter and roadway work is completed.

Concrete curb & gutter removal along the north side of Bellwood Lane, west side of Longmeadow Drive, and south and east sides of Ralmark Lane is anticipated to begin mid next week, depending on weather conditions.  More information will be provided regarding driveway access and parking while the concrete curb & gutter work is on-going.
