Project scope consists of roadway paving, storm sewer repairs, new water main and parkway restoration. The project improvements include:

Concrete Curb & Gutter Replacements Continue on Bellwood Lane, Longmeadow Drive, and Ralmark Lane

The project has been transitioned from Glenbrook Excavating, the underground contractor who performed the water main and storm sewer improvements, to Arrow Road. Arrow Road is the general contractor for the Village’s 2013 Road Resurfacing Project (also called MFT). D’Land Construction is a sub-contractor for Arrow Road that will be performing the concrete work.

This past week the concrete sub-contractor, D’Land Construction, completed the concrete curb & gutter and driveway installation along the north side of Bellwood Lane, west side of Longmeadow Drive, and south and east sides of Ralmark Lane. The contractor also installed temporary aggregate base course in front of the previously installed concrete curb & gutter and asphalt driveways to allow access to homes and allow for parking.

The contractor had initially planned to begin concrete curb & gutter replacement on the remaining portions of Bellwood Lane, Longmeadow Drive, Ralmark Lane this week. Unfortunately, due to the rainy weather conditions the process has been delayed. It has been decided to wait to remove the concrete curb & gutter beginning Monday, October 21st to minimize the amount of time residents are not allowed to access their driveways.

Information has been provided to residents north of East Lake Avenue regarding parking restrictions and driveway access during the concrete curb & gutter replacement process. If the curb & gutter in front of your home is scheduled to be removed, please have all cars removed from the driveways prior to 7:00 AM on Monday, October 21st.

Concrete driveways will be restored following the concrete curb & gutter installation. Asphalt driveways will be restored during the asphalt paving stage of the project. Temporary aggregate will be installed in front of all driveways to allow for access following concrete cure time.

We understand the residents south of East Lake Avenue have not seen any construction activity for an extended period of time. We have been in contact with the paving contractor regarding timing and construction of the asphalt surface along Longmeadow Drive from Glenview Road to East Lake Avenue. At this time, the best option is to wait until the concrete replacements north of East Lake Avenue are completed prior to milling the existing surface and asphalt paving for the entire project limits. We apologize for the inconvenience this has caused. We are still committed to and expect to complete all the asphalt paving this construction season.

Concrete Curb & Gutter Replacements On-Going north of East Lake Avenue

The project has been transitioned from Glenbrook Excavating, the underground contractor who performed the water main and storm sewer improvements, to Arrow Road. Arrow Road is the general contractor for the Village’s 2013 Road Resurfacing Project (also called MFT). D’Land Construction is a sub-contractor for Arrow Road that will be performing the concrete work.

This past week D’Land construction removed the existing concrete curb & gutter on the north side of Bellwood Lane, west side of Longmeadow Drive, and south and east sides of Ralmark Lane. D’Land also begin installing the concrete curb & gutter in these areas.  The concrete work in these areas of the roadway will continue early next week with the completion of the concrete curb & gutter and concrete driveway installation.

Next week, the contractor will allow the newly installed concrete to cure. The contractor will then move to the opposite sides of the street to begin concrete curb & gutter removal and replacement. Additional notification and parking restrictions will be provided when a firm schedule is determined.

All the roadways within the project limits, including Longmeadow Drive from Glenview Road to East Lake Avenue (area south of East Lake Avenue), Longmeadow Drive from East Lake Avenue to Bellwood Lane (area north of East Lake Avenue), Bellwood Lane from Executive Court to Greenwood Road, and Ralmark Lane from Bellwood Lane to Longmeadow Drive will have the existing asphalt surface milled and repaved as part of this project. This work will not take place until after the concrete curb & gutter replacement north of East Lake Avenue are completed. We are currently working with the contractors to determine the exact start date for the roadway resurfacing, but we are anticipating the work will begin 2 to 3 weeks.

The sod north of East Lake Avenue will not be installed until the concrete curb & gutter and roadway work is completed.

Concrete Curb & Gutter to Begin This Week

This past week the contractor completed installing and grading topsoil in the disturbed areas north of East Lake Avenue. Construction staking in preparation for concrete  curb & gutter was also performed. Village staff started performing the final walk-through to identify any repairs required associated with the underground utility improvements. The final walk-through will hopefully be completed within the next week or so, depending on weather.

The sod north of East Lake Avenue will not be installed until the concrete curb & gutter and roadway work is completed.

Concrete curb & gutter removal along the north side of Bellwood Lane, west side of Longmeadow Drive, and south and east sides of Ralmark Lane is anticipated to begin mid next week, depending on weather conditions.  More information will be provided regarding driveway access and parking while the concrete curb & gutter work is on-going.

Concrete work North of East Lake Avenue to Begin week of October 7th

This past week the contractor completed miscellaneous tasks and clean-up along the entire project site.

The contractor also continued grading and installing topsoil north of East Lake Avenue.

Next week, the landscape sub-contractor will complete the installation and grading of topsoil north of East Lake Avenue. The sod in this area will not be installed until the concrete curb & gutter and roadway work is completed.

The landscape sub-contractor has continued to water the previously installed sod south of East Lake Avenue. The contractor will continue to water until the sod is established and healthy.

We have spoken with the contractor who will be performing the roadway improvements portion of the project. The concrete sub-contractor is expected to begin full concrete curb & gutter removal and replacement north of East Lake the week of October 7th. More information will be provided regarding access to driveways and parking restrictions during concrete curb & gutter work later this week.

We continue to expression our gratitude for your patience and understanding during this long construction season. As stated previously, the underground utility improvements portion of the project is completed, we are now transitioning to the roadway improvements portion.

Underground Utility Construction Completed.

North of East Lake Avenue: The contractor completed the storm sewer improvements along Ralmark Lane, Bellwood Lane, and Longmeadow Drive. The contractor also performed general site clean-up, removal of construction equipment, and rough grading of the landscape areas.

Last week, south of East Lake Avenue, the landscaping sub-contractor completed the sod installation. The contractor also completed some minor work to adjust fire hydrants and valve boxes. 
 
All underground utility work has now been completed for the project. The remaining items associated with this contract to be completed include grading and installing topsoil, site clean-up, adjustments of structures and fire hydrants, remaining water main testing, and other miscellaneous tasks. The contractor is currently scheduled to be on-site through the middle of next week performing most of this remaining work and complete this portion of the construction.

The landscape sub-contractor is currently scheduled to install and grade topsoil north of East Lake Avenue next week. The contractor will install the topsoil within 2 feet of the existing curb & gutter. Sod will not be installed until after the roadway work has been completed.

All roadways within the project limits will be rehabilitated with the 2013 Road Improvement Program. We are currently working with the contractor to get this work scheduled.

We understand this has been a long summer of construction for all the residents. We appreciate all of your patience and understanding as the underground utility work is complete and we transition to the roadway rehabilitation phase of the project.

Water Main Improvements Completed

North of East Lake Avenue: The contractor completed the remaining water main work including installing water services along Bellwood Drive and Longmeadow Drive and making the final connections between the new and existing water main systems. The contractor also installed the new storm sewer along Longmeadow Drive from Bellwood Lane to Ralmark Lane.

Last week, south of East Lake Avenue, the contractor completed the asphalt trench patching within the roadway. The landscaping contractor also completed the grading and installation of topsoil. The contractor also completed some miscellaneous repairs and site clean-up.

South of East Lake Avenue: The landscape sub-contractor is anticipated to begin installing sod on Monday, September 16th. We appreciate your patience with the sod installation and waiting for more favorable growing conditions.

North of East Lake Avenue: Next week, the contractor will continue to complete storm sewer installations along Bellwood and Ralmark Lane. The landscaping sub-contractor will also begin grading and installing topsoil in preparation for sod restoration.

All of the water main installation, including water services and connections to the existing system are completed for the entire project.

The remaining underground utility work remaining includes storm sewer installations and repairs on the north side of East Lake Avenue.

The contractor is currently scheduled to be completed with all underground utility improvements by September 20th.

Once the underground utility improvements are completed, the roadway will be rehabilitated with the 2013 Road Improvement Program.

Thank you for your patience during the construction operations and numerous interruptions to your water service throughout the project. We are nearing the end of the underground utility improvements of the project and will soon be concentrating on the landscape restoration and roadway rehabilitation.

Trench Paving on South Side, Water Services on North Side

North of East Lake Avenue: This past week the contractor received test results and required approvals prior to installing water services. Water services were installed to individual homes along Bellwood Lane from Ralmark Lane to Greenwood Road and Longmeadow Drive from Ralmark Lane to East Lake Avenue.

Last week, south of East Lake Avenue, the contractor performed some miscellaneous storm sewer repairs. The contractor also continued to grade, cut, and install topsoil in preparation of sod installation. Asphalt trench patching also began along Longmeadow Drive.

South of East Lake Avenue: Next week, the landscape sub-contractor is anticipated to complete grading and installing topsoil in preparation for sod installation. Depending on the weather conditions, the contractor may begin installing sod. Otherwise, the contractor will wait until the weather is cooler for more favorable growing conditions. The contractor is also anticipated to complete the asphalt pavement trench patching along the roadway.  The contractor will also begin performing continuity and leakage testing on the new water main.

North of East Lake Avenue: Next week, the contractor will complete the water service installations along Longmeadow Drive. The contractor will also begin making connections and disconnections to the existing water system at various locations. The connections between the existing water main and new water main will require sections of the water main to be shut-off. The contractor will also begin the storm sewer improvements within the area.

Residents will be notified at least 24-hours in advance of any scheduled water main shut-down. 

During water service installation and connection to the existing service, water to individual homes will be shut off for a short period of time. The contractor will knock on the door of any home that will not have water prior to turning it off. The contractor will attempt to give each resident approximately 1 hour notice prior to turning off the water to install the water service.

The contractor is currently scheduled to be completed with all underground utility improvements by September 20th. Once the underground utility improvements are completed, the roadway will be rehabilitated with the 2013 Road Improvement Program.
